If you're working as a solo real estate agent, your CRM decision is different from a team lead's. You don't need brokerage-level dashboards, compliance review workflows, or ten seats. What you need is something that handles lead follow-up without adding friction to your day — and that doesn't bill you like you're running a brokerage.
We looked at three CRMs that come up most often in solo-agent conversations: Follow Up Boss, Wise Agent, and Top Producer. All three have been in the real estate CRM category for years, and each makes a different tradeoff.
The short version
- Follow Up Boss is the premium pick. If you can justify $69/month per user and you're going to invest in lead follow-up as a discipline, it's the best product in the category — full stop.
- Wise Agent is the value pick. Starts at $49/month for unlimited users, has the features most agents actually use, and won't win a design contest but gets the job done.
- Top Producer is for agents who want a battle-tested, simple tool without the all-in-one complexity. Around $40 per user per month.
None of these are wrong choices. The differences are about budget, polish, and how deep you want to go on follow-up automation.
Follow Up Boss: if you can afford it, this is the best one
Follow Up Boss is used by the top-producing teams in the industry, but it works just as well for a serious solo agent. Its strengths are the things you'll notice every single day:
- Lead routing and rules that actually work
- Email and SMS deliverability that's meaningfully better than the competition
- Action plans — multi-step automated sequences that nurture a lead over weeks or months
- 250+ direct integrations with lead sources (Zillow, Realtor.com, Ylopo, and the rest)
The tradeoffs: no native IDX website, no native transaction management, and the price. If you're running a bootstrapped side business, $69/month might feel like a lot for a CRM. If real estate is your full-time income and lead conversion is the bottleneck, it's the wrong thing to save money on.
Wise Agent: the budget-friendly pick that still delivers
Wise Agent's entire pitch is "unlimited users at $49/month." In practice you'll also get landing pages, drip campaigns, basic transaction checklists, and a Zapier integration. For a solo agent that'd be more than enough.
What you give up: AI lead nurture (they don't have it), advanced reporting, and the polish of a modern SaaS interface. The UI feels like it was built five years ago. That's fine if you can live with it; it's a dealbreaker if you care about how your tools look.
Top Producer: focused and proven
Top Producer has been in the game since 1982. Their modern product includes Smart Targeting (AI-driven outreach suggestions) and Social Connect, but the core is classic contact management done well.
At around $40 per user per month, they're in the middle of the pricing range. The reason to pick them over Wise Agent: slightly better polish, better support, and the Smart Targeting feature. The reason to pick them over Follow Up Boss: about 40% cheaper and simpler to learn.
How to pick
Here's the decision tree we'd walk through:
- Are you doing $150k+ GCI and actively buying leads? → Follow Up Boss. Don't save $30/month on the thing that converts leads.
- Are you just starting out, or is real estate a side business? → Wise Agent. It's enough.
- Do you want something in between that's proven? → Top Producer.

A note on all-in-one platforms
We left Lofty (formerly Chime) and BoldTrail (formerly kvCORE) out of this comparison on purpose. Both are excellent platforms, but they're priced for teams and brokerages — not solo agents. If you're a solo agent reading this and an all-in-one platform is on your shortlist, we'd gently suggest that it's probably overkill unless you're also planning to staff up in the next 12 months.
